How do we facilitate?
Effectively we act as the middle man between private lenders and borrowers and we assist both parties to effectively manage the transaction from start to finish (settlement). We do not run a managed investment scheme and do not provide financial advice to either the lender or the borrower.
Interest and security (any mortgage) is provided directly to the lender ( no pooling of funds).
Our de facto loyalty is clearly with our lenders as we aim to ensure that every lender will get his capital back. Strict lending criteria and processes, accumulated over the years since 1999, have taught us many lessons and we continue to learn as this billion dollar industry is developing stronger and stronger.
Private mortgage amounts:
Our own set minimum private mortgage is $50,000.00 with no set maximum. The average 1st mortgage is at around $450,000.00 and our average 2nd mortgage is at around $200,000.00; (these amounts must be available to you if you seek to invest into private mortgages).

Current recommended interest returns on private mortgages:
RISK RETURN
1st mortgages between 9.25% to 12.25% per annum
2nd mortgages between 16.25% to 26.25% per annum
Equitable mortgages between 29.25% to 66.25% per annum
